Planning Permits

All of the following permits are approved by the Planning Services Office, located on the 2nd Floor of City Hall (401 Independence ). If you have any questions regarding these permits or procedures for obtaining them, you can contact the Planning Services Office at 573/334-8326.

Rezoning

When the proposed use of a property is not allowed by right under the current zoning of the property, it may be appropriate to rezone the property.  In order to rezone a property within the city limits of Cape Girardeau, a rezoning application is submitted to the Planning Services office.  Planning staff reviews each application on an individual basis looking at the existing surrounding zoning and the appropriateness of the proposed use in relation to existing uses in the surrounding area.  The application is then presented to the Planning and Zoning Commission, which meets the second Wednesday of every month.  The Planning and Zoning Commission makes a recommendation on the rezoning request to the City Council.  A public hearing is held at the next City Council meeting and the City Council grants or denies the rezoning request.    

The deadline for submitting an application for rezoning is two weeks prior to the Planning and Zoning Commission meeting.  An application form can be obtained online or at the Planning Services office at City Hall (401 Independence Street ).  There is a $50.00 publication fee associated with the application.

Special Use Permits

When the proposed use of a property is not allowed by right under the current zoning of the property and rezoning the property is not appropriate, the applicant may apply for a Special Use Permit through the Planning Services office.  Planning staff reviews each application on an individual basis looking at the existing surrounding zoning and the appropriateness of the proposed use in relation to existing uses in the surrounding area.  The application is then presented to the Planning and Zoning Commission, which meets the second Wednesday of every month.  The Planning and Zoning Commission makes a recommendation on the request for a Special Use Permit to the City Council.  A public hearing is held at the next City Council meeting and the City Council grants or denies the Special Use Permit request.
